Role Summary

To support the development and delivery of community investment projects that deliver successful, measurable outcomes for TCH residents and communities, often working in conjunction with other TCH teams and external partners to achieve those outcomes.

The projects will focus on our key Community Investment Strategy themes; currently: tackling poverty and inequality; embedding well-being; customer co-creation and sharing power; community activities and programmes.

The role links with others across the organisation including our internal Customer Insight and Resident Engagement teams to understand our communities and supports our wider housing teams to deliver initiatives for the benefit of our residents.

The office base would depend on applicant. The successful applicant would need to travel between the different offices when required.

Role Specific Responsibilities

• Support the development and delivery of existing and new projects, initiatives and services that meet the aims of the Community Investment Strategy.
• Ensure these projects are outcome focused, that programmes/services are responsive to residents’ needs and reflect best practice and corporate priorities and meet regulatory expectations.
• To co-ordinate Community Investment projects and activities working in conjunction with residents, the wider organisation, contractors, and community partners.
• Support the effective monitoring and evaluation of community investment projects, ensuring that monitoring returns are received in agreed timescales and are accurate and outcome focused. Produce relevant performance reports and data as required.
• To provide support for the effective brokerage, monitoring, evaluation and reporting of social value across TCH contracts.
• Use customer data and insight to support our Community Investment work and to help build links with sections of the community who are not currently accessing our services.
• Attend networking and best practice groups as required. Maintain awareness of relevant government legislation and sector best practice and use this to inform your work on local activities and initiatives.
• Support the Service Level Agreements (SLA’s) process, helping to develop and monitor project briefs, donation frameworks, and grant funding (when grant processes are open), that respond to social needs and include measurable milestones, outputs and outcomes, budget management, risk mitigation and procurement. Manage service level agreements and freelance contractors.
• In conjunction with colleagues ensure that all areas of service delivery are effectively monitored and evaluated via the application of impact assessments, key performance indicators, social value outcomes and value for money reporting.
• Contribute to the review and development of systems, processes, and services to support TCH’s customer experience and service improvement aspirations, including through learning from complaints and feedback, and implementing change.
• Support our 3rd sector charity partners in ways that help them meet our residents’ needs, including supporting them to understand need and priorities based on data and resident insight.
• In conjunction with your manager and the PR & Communications Team promote community investment and social value projects, and outcomes. To demonstrate to residents, colleagues, and other stakeholders how we make a positive contribution to the neighbourhoods in which we work, that we listen to residents’ views and act on them and how projects and initiatives demonstrate our approach to treating residents fairly and with respect.

Education & Qualifications

• CIH level 4 qualification or above or willing to work towards (Desirable).

About us

Centrepoint, the UK’s leading youth homelessness charity, is looking for experienced Support and Progression Officers to join our Berwick Street and Westminster Housing Support services based in Westminster. We help vulnerable young people by giving them the practical and emotional support they need to find a job and live independently. Together with our partners, we support thousands of homeless young people each year.

Berwick Street service is a high support needs 24hours service for people aged 16 to 25yrs. Many clients will be care leavers or have experienced homelessness.

Our Westminster services is a low support service at the final stage of the Westminster’s Pathway. The service aim is to improve the life chances of single homeless or vulnerably housed young people, supporting them to develop independent living skills in supported temporary accommodation. The service works with young people in shared flats.

In this role you will:

• Work face to face with young people and support them to achieve their goals and independence.
• Work independently and as part of a team to ensure the highest possible standards of accommodation
• Undertake initial and ongoing needs/risk assessments for young people
• Manage your own caseload of young people, providing holistic support in line with their needs and aspirations
• Liaise with multiple agencies to ensure effective communication across the service and externally including social work teams, YOS, health, and other statutory services and voluntary agencies
• Make internal and external referrals to a wide range of statutory and voluntary agencies for specialist support and Employment and Training opportunities

Chalk Farm Tenant Management Organisation (TMO) is looking for a competent leader with a passion for social housing to manage our housing organisation.

Located close to the historic Camden Market, the TMO provides housing services and community activities for residents of the estate. Sustainably funded by Camden Council long term, this is an ideal opportunity for a candidate with experience in management and a real interest in social housing, who values the autonomy of working in a small and close knit organisation.

As estate manager, your main duties will be to:

1. Give the TMO the strategy it needs to deliver an excellent housing service for residents.

2. Ensure that the TMO is adequately and responsibly resourced.

3. Ensure that the TMO complies with the Management Agreement signed with Camden Council, all applicable legislation, and current best practice.

4. Provide effective day-to-day leadership, management and supervision of staff.

5. Uphold a service culture which puts residents’ satisfaction at the heart of delivery. 

6. Ensure the effective delivery of the TMO’s housing management functions.

7. Work in partnership with the committee to deliver continuous improvement and good value across all TMO managed and contracted services.

This could be you if you have:

• 4 years+ experience of managing staff, and at least 2 years experience of reporting to a board;

• experience in procuring contracts and managing contractors;

• excellent numerical and IT literacy, including a record of preparing and scrutinising budgets;

• Either a Level 4 Certificate in Housing, or an undergraduate degree (2:1 or above), and are prepared to enrol in the 1 year online Level 4 course by the Chartered Institute for Housing. 

The TMO is prepared to fund the Level 4 course, and to support a bright manager with a successful track record of delivery to transition into social housing.

Housing Officers work within PBHA’s Housing Team to provide a quality housing management service to tenants with additional tenancy sustainment needs. Aims of the post

Housing Officers work with vulnerable tenants to enable them to sustain their tenancy and participate in their community.

Specific Responsibilities

• To be responsible for working a caseload of tenants within a locality.

• Identifying individual tenancy needs through assessment and an identified Housing Plan detailing risks, needs and move on plans.

• Regular contact with tenants as per plan.

• Provide a weekly housing management drop in at PBHA’s hubs.

• Ensure that tenants apply for benefits where eligible, and signpost tenants to information on how to maximise income

• Record and monitor any breaches of tenancy agreement and work proactively and within procedures to resolve them.

• Liaise with housing officers, the finance and adult learning departments to provide effective prevention and management of rent issues, escalating where necessary in accordance with arrears policy and standard operating procedures.

• Liaise with colleagues to ensure void targets are met and properties are let within agreed timescale.

• Assist in the moving in/out process.

• Ensure tenants understand their rights and responsibilities in their occupancy agreements.

• Deal with complaints, nuisance and tenancy disputes as they arise. Work with tenants to promote self-help and mediation approaches to dispute resolution and address and escalate in line with procedure.

• Inspect and order furniture, assisting tenants where they are able to do so.

• Recharge former tenants where applicable.

Main Conditions of Service

Annual leave entitlement is 26 days per year (pro rata) plus normal bank holidays pro rata (inclusive of bank holidays). This will rise after each completed year of service to a maximum of 30 days (pro rata).

Salaries are revised each year. The starting salary for this post will be £30,285 pro rata (SCP 8-12).

The post holder will be auto enrolled to be a member of the organisation's contributory pension scheme if eligible.

In common with all posts at PBHA, confirmation of appointment is subject to a probationary period (6 months).

Annual leave entitlement is 26 days per year plus normal bank holidays pro rata (inclusive of bank holidays). This will rise after each completed year of service to a maximum of 30 days.

Salaries are revised each year. The starting salary for this post is £35,692 (SCP 18 – 22). We will usually appoint at the start of the scale.

The post holder will be auto enrolled to be a member of the organisation's contributory pension scheme if eligible.

Our specialist supported accommodation is a safe and secure environment where young people are supported to acquire the necessary skills in preparation for living independently and can safely explore their increased freedom and develop the responsibilities associated with adulthood.

As a Supported Housing Support Worker you will hold a caseload of residents, working with them on a one-to-one basis with also facilitating group work sessions. You will identify their needs by listening to them, with employing psychologically informed approaches to enable residents to make better choices and take responsibility for their actions. You will work closely with other services such as, Social Services, Police, Probation, education providers and local organisations. Our projects already have excellent working relationships with these services, and your role will build on these. You will be helping them to improve their practical living skills such as cleaning, budgeting, managing behaviour, seeking, and securing employment and making wise decisions. You will help to contribute to a great working environment, with a calm, yet assertive manner, being able to handle potentially difficult situations. 

Based on site, this role is on a seven-day rolling rota, including evenings, weekends and bank holidays.

• Inspect Clergy houses and assess repairs and improvements necessary in compliance with Coventry Diocese Clergy Housing Standards.

In the role of Regional Surveyor, you will play a role in helping us continue to deliver on our ambitions, through leading on responsive and planned maintenance service delivery for with supported housing and self-contained accommodation in a designated region. • Responsibilty for inspections of responsive and complex repairs, damp and mould.
• Supporting the delivery of capital and revenue reinvestment programmes and major projects, including cyclical maintenance programmes, refurbishment of acquired assets, onboarding new buildings, and managing termination dilapidations.

About you

We are looking for a skilled Surveyor with proven experience in management and delivery of responsive repairs, major works projects, and planned reinvestment programmes or cyclical maintenance programmes.

• You may hold an HNC/HND level qualification or higher in Building Surveying (or equivalent qualification) or be able to demonstrate equivalent work experience.
• You will demonstrate the ability to deliver robust contract management that delivers on time and to budget, and your experience of large scale budget management and valuations.
• You may have some experience working in the social housing sector, which is beneficial but not essential.
• A full UK or equivalent driving licence and access to a vehicle is essential for this role.
